Living in
Gainesville, Florida

A local's guide.

Neighborhoods, parks, taxes, and the realities of daily life here — written by a REALTOR® who has called Gainesville home since 1970.

Why people move here

A college town with deep roots.

Gainesville sits in North Central Florida, about two hours from either coast. People arrive for the university, the hospitals, and the college-town energy — and often stay for the trees, the springs, and the pace of life.

The University of Florida

One of the nation's largest public universities anchors the city — Gator athletics, the Phillips Center, and the Florida Museum of Natural History are part of everyday life. Santa Fe College adds its own concerts, classes, and community programs.

Nature at the doorstep

Paynes Prairie, Kanapaha Botanical Gardens, Devil's Millhopper, and Sweetwater Wetlands are minutes away — bison and wild horses roam the prairie, and North Florida's springs are a short drive.

Healthcare that draws people here

UF Health is a major academic medical center, and the Malcom Randall VA Medical Center serves veterans across the region. Many residents arrive for a hospital job and stay for the town.

A small city with a full calendar

Gainesville is the county seat of Alachua County, with a walkable downtown around the historic courthouse square, historic neighborhoods, and a steady lineup of festivals, theatre, and farmers markets.

Cost & taxes

The tax picture.

Moving within Florida — or into it — changes your property-tax math. Here's the short version, and Sarah can walk you through what it means for a specific home.

Read: Will my property taxes triple if I move?

No state personal income tax

Florida has no state personal income tax, which matters for retirees and anyone relocating from a high-tax state.

Homestead exemption

Owner-occupied Florida homes can qualify for a homestead exemption that reduces the taxable value of the property.

Portability

If you've built up a Save Our Homes benefit on your current Florida homestead, you may be able to carry up to $500,000 of it to your next Florida home.

For families

Schools in Alachua County.

I've put together a full guide to Alachua County Public Schools — every school, its website, grade range, and the district's enrollment links — so you can research on your own time.

See the schools guide

School assignments and programs change, so always confirm details with the district. I'm happy to help with the home-search side of it.
